I'm happy to rank very high on yahoo for the search "vermont fsbo" especially as we have a company called Picket fence preview in the area that bashes real estate agents every chance it gets. I've decided to go head to head with them. My fsbo page gets a bunch of hits. I just now need to convert more fsbos. I've decided to partner with a local company that provides virtual tours to fsbos. link to there site from my fsbo page and in return have them recomend me when fsbos are unable to sell themselves.

That doesn't sound like the worst idea. Personally I would want to talk to the fsbo and then give them the resource directly. This way you get a chance to try and list them upfront.

I have used a Virtual Tour software to get in the door with FSBO's, but have yet to have it work on it's own. I have found that getting the door and finding a way to connect with FSBO's is what works for me. For the most part all Realtors know that a FSBO is one of three things A> Needs to sell and wants to avoid paying an agent B> Only thinking of selling, so not a very hot lead C> Has no desire to sell, but will if the price is right.
I specialized in FSBO's while working in Michigan and set up a system that worked wonderfully. Here is how it worked.
1. Get an appoitment or stop by while they are holding an Open House.
2. Preview the home and ask them questions and find out their needs
3. Ask them about a one sided listing
4. Go back the next day and drop off Real Estate information (don't stay unless they ask you in)
5. Wait two days then go back with more information or make the virtual tour or flyers for them. Make sure it says compliments of YOUR NAME AND INFORMATION.
6. Contact the FSBO two days later and see how things are going.
7. By day 14 you should have a clear idea of the FSBO and in most cases either be able to get them to list, or move on.
This is a 14 day program that works like a charm. Just remember, you will not get every FSBO. The object is to personalize with them and try to connect. Aslo, always ask for referrals.

We sell FSBO sometimes. Most of the time we list our homes because we're too busy to do the work. Plus, when an agent finds us a bargain, we promise the listing when we're finished. That way, they call us first when a bargain comes along.
Anyway, we have a home for sale. I called our two regular agents. The first was so busy he had his assistant call me four days later. The next agent promised the listing papers over a week ago.
Where are the hungry agents in Riverside County?
Last time I advertised a FSBO, I told every agent who called that I would co-op and take down the signs. I'd pay the six percent. Just bring your buyers and show the home. No one took me up on my offer. I thought they were all lying about having a ready buyer and just wanted the listing. If anyone of them showed an interest in the home, I'd have listed it. We sold it for more than any other home sold for previously on the street.
Of course, most FSBO sellers are not former agents. They need your help, more than last year. The reason they want to sell by owner: they think they will get more money. That is not true and you need to prove that.
Give them some facts like: 80% of FSBO sellers turn to an agent to sell their home after wasting money on advertising.
Even agents list their homes with other agents because of the legal issues, protection from law suits, etc.
One more thing, when an agent calls pretending interest in the home before they disclose they are an agent, that makes the home seller mad. Is it legal for you to call on ads? What about the "do not call" laws?
